New Airbnb Rules in Greece 2025: What Owners Must Know

Starting October 1st, 2025, new legal requirements for short-term rental properties in Greece will take effect. These are defined under Law 5170/2025, Article 3, and apply to all properties registered with an AMA (Property Registration Number) through the Independent Authority for Public Revenue (AADE).

1. Main Living Areas and Comfort Standards


Your property must include main-use living areas (παρ. 95 του άρθρου 2 του ν. 4067/2012 (Α' 79)), like bedrooms, living rooms, and kitchens, with:

  • Natural light (windows covering at least 10% of the room’s floor area)

  • Natural ventilation (openings covering at least 5% of the floor area)

  • Air conditioning (cooling & heating system in each bedroom)

💡 Tip: Portable AC units are recommended in buildings where outdoor units can’t be installed.


2. Mandatory Liability Insurance


Every property offered for short-term rental must have liability insurance that covers damages or accidents during a guest’s stay. This insurance must be issued by a legally licensed company listed on the Bank of Greece website.


3. Electrical and Fire Safety


All short-term rental homes must include the following safety features:


• A valid electrical installation certificate (ΥΔΕ) from a licensed electrician confirming the presence of a safety relay

• At least one 6kg fire extinguisher per 100 square meters

Smoke detectors in all bedrooms and the kitchen

Emergency lights and exit signs at the exits of the property


These safety measures ensure both compliance and guest protection.


4. Pest Control, First Aid Kit and Emergency Numbers


Each property must have:

  • A valid pest control & disinfection certificate

  • A First Aid Kit labeled in Greek and English (“ΠΡΩΤΕΣ ΒΟΗΘΕΙΕΣ / FIRST AID KIT”). It must include:

  1. Legal Documentation and Registration


The property must also:

  • have a legal building permit or legalization documents.

  • be listed on the AADE Short-Term Rental Registry with a valid AMA number.


Without this, the property cannot be rented.
